Is it possible to own a Thai property on freehold basis?

It is possible to own land on a freehold or leasehold basis. The only way you can own a Thai property on a freehold basis is to set up a company structure. We can help you with this requirement if prefer, otherwise the leasehold contract will be 30-year renewable basis (30+30+30).

How many kind of land title do they have in Thailand?

In Thailand there are three primary kinds of land titles. Chanot is a plot that is GPS plotted and marked with numbers against the National Survey Grid and has an exact unquestionable boundary.Nor Sor Sam Gor is a plot that is cross-referenced to master survey of the area. This can be marked out but until it has gone through theprocess to become Chanot is not exact. Nor Sor Sam is measured only in relation to its neighboring plots so is obviously less accurate than the above two.

Can I make alterations to my house and how long will it take to construct?

We are starting to build soon so if you are purchasing at an early stage of construction, changes can be made but would be chargedaccordingly, the construction period is set for 6-8 months depends on house style, like with pool or not.

Will I be liable to capital gains/inheritance tax on my investment?

If you have a company structure you will not be liable to capital gains or inheritance tax. If your property is leasehold you are liable to capital gains TAX. Capital gains tax starts at 30 percent and rises depending on the level of gain.

How do I transfer funds to Thailand to achieve the best exchange rate?

When transferring funds it is always advisable to transfer in your own currency and convert to Baht in Thailand. Your lawyer will advise and assist you with obtaining Thor Tor Sam which is a document that allows this transaction to take place void any taxation (usually 15%). Also normally if you transfer fund more than 2 Millions Baht at a time, the Bank will confirm with you if you are happy with the exchange rate and allow them to transfer to your Thailand account. Can I import my vehicle into Thailand?

Yes, importing of vehicles from overseas into Thailand is possible. An import certificate is required, this is a specialist task and your relocation/move company can assist you with this.

What are the immigration and visa restrictions?

Temporary visiting visas of 1 month are granted to most nationalities on arrival in Thailand. Foreigners can also apply for 1-year multientry non-immigrant visas after satisfying certain conditions. On completion of three years consecutive non - immigration status foreigners can be eligible to apply for permanent residency.

What would be my annual running costs?

Your annual running costs of the company structure are 20-40,000 baht per year approximately. The community management fees will not be finalized until completion but as a guide you can expect to be paying 7000 Baht per month, this will cover services such as leaning, security, gardening,but excluding internet connection, telephone cost, satelite etc.

How does the management/rental work?

The company will take care of all rental, site management and security, guest relations and customer service. These details will be summarised and send to you after our discussion, we would like to tailor made the condition to your needs. Our management company will market your property if you so wish with tour operators and through our own channels. Our fees will be based on 10% of rental yield.

What is surrounding the projects?

Right now there are two resorts coming up, one of Thai University is now confirmed to construct soon. The golf course is 13 Kms away from the compound. We will also provide you restaurant, expresso house, cleaning and Laundry service counter for your comfortable living.

Can I work in Thailand?

Residents can apply for a work visa and there are many agencies and law firms that specialize in assisting foreigners through this process.

Are there good hospitals and medical care?

Thailand has world-class hospitals in Bangkok such as Bumrungradand many others in Phuket, Samui and across the Kingdom providing 24-hour service. They are staffed with English speaking doctors, nurses and technicians. The costs of treatment are very competitive with many foreigners now flying into Thailand for procedures from all over the region.

How do I apply for a driving license?

Foreigners with residency visa's can apply for local Thai driving licenses at the local ministry of transport office. A full over seas driving license, identification and a small fee are required. There are agencies and law firms that can provide this service.

Can I purchase a vehicle?

Yes, Thailand has sophisticated vehicle sales, leasing and servicing industry. There is a competitive rental and sales environment with financing available from many dealers and distributors, a buoyant second hand market also provides cost effective options.

Are there International Schools?

Thailand has many well-established international school sand colleges all over the kingdom such as British Curriculum in Phuket, Harrow International School, St Johns International School and University, St Andrews International School Rayong, Bangkok Pattana etc.
